Are you Planning to Sell Your Home After Lockdown?

It may not seem like the perfect time, to buy your dream home. However, many of our clients are considering moving home, once current government guidelines are relaxed. Our clients are instructing us now, instead of waiting, saving time and ensuring everything is in place to start the process.

If you are considering marketing your property for sale, contact us now to get the conveyancing process underway.

We can take you through our electronic onboarding process which will include:

  • Obtaining your full details
  • Obtaining the details of the property you are selling
  • Electronic identity and AML checks using our mobile app

Once your file is open, we will ask you to provide documentation and information, up front so we can create your seller information pack, this will include:

  • Your legal title information
  • Your title and boundary plans
  • Any other Land Registry documents such as a Transfer, Conveyance or Lease
  • Property Information Form
  • Fittings and Contents Form
  • Guarantees
  • Certificates
  • Planning Permissions
  • Building Regulation Approvals

If the property you are selling is Leasehold, there is often more we can do for you at the outset by:

  • Contacting the Managing Agent to request the Management Pack
  • Obtaining and checking the Lease and Freehold Title
  • Leasehold Information Form
  • Ground Rent Receipt
  • Consent letters for work you have carried out with freeholder consent

Getting all the preliminary information and documentation together before you find a buyer, means once the conveyancing process really starts, you will have everything in place to ensure your sale proceeds as quickly as possible. Our experience tells us, that getting all this information together, will usually save around 4 weeks, so getting it together now can save valuable time making the whole conveyancing process more efficient.

With lockdown measures currently in place, potential buyers have more spare time to look for houses online.

Estate Agents are receiving hundreds of enquiries every week from buyers who want to register their interest in properties, so they are first through the door once lockdown is over. Once an offer is made and accepted, by having everything in place, you are one step ahead and much closer to exchange of contracts and legal completion.

It is anticipated that once lock down is over, there will be increased activity and volume of transactions.

Getting your preliminary documentation ready, means you can help us to help you whilst we all have that little extra time to collate and prepare the information required at the outset of any property sale. Ensuring your property sale progresses with speed and efficiency, ready to achieve an early exchange of contracts and completion.
